Legal power of counteroffers

the tl;dr: In the real estate world, making a counteroffer renders the original offer void.

What does that mean!!??

A: Anyone that offers me $500,000 will get this house instantly [Offer]
B: How about $490,000? [Counteroffer]
A: No.
B: Okay, I'll give you $500,000 then.

At this point, person A is under no legal obligation to sell the house to B. Making a counteroffer permanently erases the original offer from the books.
